Everett Station District is a high-priority location for job and housing growth.
The region is targeting the City of Everett to grow by 89,000 jobs and 87,000 residents by 2050. More than 75% of the employment growth and 65% of the population growth is to occur within the Downtown and Everett Station District and/or within walking distance of high-capacity transit.
The Everett Station District has ample capacity to accommodate its share of growth, and it’s already happening. The area is also federally designated as an Opportunity Zone, providing developers with additional tools for financing development. Here are a list of projects already under way.

ESDA Concept Projects
Convergence Place Concept
Commissioned as part of Housing Hope’s and ESDA’s 2020-21 Convergence Study, the consultant team of Northwest Studio, Heartland Institute, MIG, and Nelson\Nygaard developed a concept for redeveloping an existing park & ride lot into an equitable mixed-use, mixed-income development with residences, office space, and an early childhood learning center.
This concept was preluded by an effort by Everett Transit to redevelop the lot in 2015, however, its RFP was unsuccessful. Based on lessons learned, the City of Everett subsequently rezoned the neighborhood to explicitly allow residential development and increased height limits.
The partners of the Convergence Collaborative have made the Convergence Concept one of their top priorities.

Kaiser Permanente Expansion
Kaiser Permanente is expanding its Everett medical center from the existing 73,000sf by another 165,000sf, to accommodate primary and specialty care, surgical services, an ambulatory surgery center, 24/7 urgent care, imaging, lab, and pharmacy services. Construction is underway, with the open date targeted for late 2024.
Andy’s Place
In 2021, Compass Health opened Andy’s Place as Phase I to its Broadway Redevelopment. Andy’s Place is an 82-unit supportive housing project.
Kinect Apartments
Developed by the American Capital Group and opened in 2020, the Kinect @ Broadway Apartments has 140 residential units with 286 parking stalls.
HopeWorks Station North
Developed by Housing Hope and opened in 2019, HopeWorks Station North provides 65 affordable apartments for disadvantaged veterans, families, and youth; a café, event & meeting spaces, and community training classrooms; and culinary training programs and career consulting. It is the first building to be certified as LEED Platinum in Everett and, in 2022, the Urban Land Institute awarded the project its ULI Americas Award of Excellence.
Apartment Building at 3102 Smith Ave
Located in close proximity to Everett Station, this project includes 166 residential units over 3,359 sf of retail, with interior parking for 141 cars and 81 bicycles. The developer has secured the necessary land use permits and is working on financing. Contact Groundhog Land Co. for more details.
Bath Plus
This project by Bellevue Healthcare will convert an existing building into a Bath Plus showroom.
Apartment Building at 1918 Lombard Ave
Located at the southwest corner of Pacific & Lombard, this 317-unit project developed by BODE and designed by Knit would provide 185 micro, 119 one-bedroom, 13 two-bedroom, and 13 live-work units, with parking for 128 cars.
Riverfront Development
As part of a broader development that included townhomes to the north and single-family homes to the south, Shelter Holdings is constructing a a six-phase mixed use development with 1,250 multi-family units, theater, small grocery, possible medical clinic, hotel, and office building.

Compass Health’s Broadway Redevelopment:
Phase II & III
Compass Health provides comprehensive behavioral health services across Northwest Washington, with its headquarters at this location. Compass Health is in the process of a complete redevelopment of its block.
Compass Health is now working to fund Phase II of its Broadway Redevelopment, which will be a state-of-the-art facility that supports community-based care for individuals who will benefit from intensive services. The 72,000sf building will accommodate a 16-bed evaluation and treatment unit, a 16-bed triage unit, and offices for crisis prevention, outreach and engagement teams.
Phase III will include an approximately 100,000sf building to house behavioral health services, a primary healthcare clinic, pharmacy, permanent supportive housing units, and administrative offices.
Relocation & Redevelopment of the
Everett Public Works Campus
Due to seismic problems with the City of Everett’s Public Works main office building along Cedar Street, the Everett City Council has determined that the preferred future Public Works campus is at the City’s property within the Everett Point Industrial Center. The relocation is expected to occur by 2025. The City is currently exploring redevelopment opportunities for the 17-parcel, 12-acre Cedar Street Campus.

New Aquasox Stadium
The Everett Aquasox, a “High A” minor league baseball team, is working with the City of Everett and Snohomish County to either improve the existing Funko Field where the team currently plays, or build a new stadium either in South Everett or near Downtown Everett.

Apartment Building at 1802 Pacific Ave
Located at the northwest corner of Pacific & Rockefeller, this 227-unit project developed by DevCo and designed by Johnson Braund Architecture would provide 40 studio, 110 one-bedroom, 62 two-bedroom, and 13 three-bedroom units, with parking for 385 cars.
